Coles Miller’s commercial property solicitors have helped B2B marketing agency Intergage to acquire a new office in Ferndown.
The Cobham Road office is a freehold property, subject to two existing tenancies and a sub-lease.
Coles Miller investigated the parking arrangements, the history of the building and the tenancies – then supplied a comprehensive report on the property and Intergage’s obligations to the tenants.
Commercial property solicitor Charlotte Lilley and trainee solicitor Kate Samuel provided Intergage with:
They also worked with Intergage’s lender to secure financing for the purchase.
Coles Miller’s Poole lawyers were able to meet Intergage’s deadline for completion – enabling the marketing agency to move to its new office.
Intergage Managing Director Paul Tansey said: “Coles Miller were a real help during our move. They were efficient, helpful and proactive.
“Charlotte Lilley and Kate Samuel helped us to buy with confidence by identifying several important issues in the early stages.
“I'd like to extend my thanks to Charlotte, Kate and the team for keeping the transaction moving in what were very difficult times for everybody. I would recommend Charlotte, Kate and the Coles Miller team without reservation.”
Charlotte Lilley said: “From the outset, the client knew what was important to them when buying the property. They worked hard to understand the legal framework and limitations regarding the structure of the legal title.
“This transaction also demonstrated the importance of carrying out a full survey on the property – and discussing the results with your solicitor to ensure that appropriate provisions are negotiated.”
